UIF Home Financing Programs

UIF recently launched our “Partnership” program in the following US States: California, Florida, Georgia, Indiana, Kentucky, Minnesota, North Carolina, Michigan, Illinois, Maryland, New Jersey, Ohio, Oklahoma, Oregon, Texas, Virginia Colorado, Massachusetts, Pennsylvania, Washington and Wisconsin. The partnership program is based on the Islamic financing principle of Musharaka. Under this arrangement two parties (Financing Company aka UIF and the Customer) come together to purchase an asset. In our case “the House.”

Each party contributes their monetary share towards the purchase price of the house. Customer contributes in the form of a down payment and UIF contribution is the financing amount. Since the customer uses the home for his or her benefit, a rent is paid to UIF for using their share of the property. The rent is the “profit” UIF derives for investing in this partnership. Customer acquires the property from UIF over a 10, 15, 20 or 30 year term in monthly payments.

The monthly payment customer pays each month to UIF consists of two portions: Buyout Price and Use Payment (aka Rent). Overtime… the customer buys out UIF’s share and upon final payment takes full ownership of the property. Click here to learn more about our Partnership Program. The best part about our Musharaka (Partnership) program is unlike some of our competitors we don’t charge a monthly LLC fee.

I closed a home loan with UIF in May of 2020. I was very pleased with the whole experience and I would recommend this... institution to my friends and family. Being in the banki g industry for extensive period of time, I know what it takes to go above and beyond any customer's satisfaction. Fron day one, i was assured that I will be working with only 1 financial expert and he took ownership of experience to the last day. Kashif was extremely helpful, knowledgeable and above all very responsive. He exhibited tremendous flexibility to accommodate my need. Thank you UIF and thank you Kashif for making this experience go smoothly given the unusual times we are all experiencing.read more

I have worked with numerous Lenders over the last 20 years and while some have left a good impression no one has... impressed me more than Ahmad Alkahwaji. Its hard to find anyone who pays such close attention to thier files and takes care of matters in a timely way. He is also an excellent communicator which is what it takes to keep a transaction moving forward and on time. His service is the best I have ever experienced. Great job Ahmad!read more

My experience with UIF has been exceptional both few years back and during my very recent transaction with this banking... institution. However, what's made the recent experience outstanding, is the Experience, Expertise and the Professionalism of UIF representative that I dealt with. Mr. Omer Subhani was truly the star of the transaction in terms of Communication, prompt responses to all my questions, and Most importantly, the Follow up. Would certainly recommend UIF and in particular MrSubhani for all your mortgage, refinance needs.read more

0 stars2 days before closing they denied the loan saying Unacceptable Property. They originally approved it then later... denied it after they made me spend money on Appraisal + HOA Docs + Option fee. I may also lose the Earnest money. They do not want to give a y more explanation to what that mean in writing. I asked for escalating to a supervisor the Loan officer then told me that I am wasting his time and that he does not like my attitude because I am asking for his supervisor.read more

What a positive experience we had with Mohamad Kisar at UIF. A single point of success coupled with a proactive... approach to make the process smooth. This is our first journey with UIF. Mohamed and Wesam were an excellent team that lead us to completing the closure at minimum ambiguity and maximum clear sight. Buying a house in an Islamic way was always a challenge for me since 1998. But it finally happened with Mr. Kisar and Mrs Humeed. We owe you an appreciation and we would make “Dowaa” for you for being passionate and sincere. Jazkum Allah khair and we look forward to buying another investment in the future.
